Right Move is the nation’s best loved property website.

When it comes to selling a property, more people visit Right Move than any other property website to start their search.

Whether you are a buyer, a seller, or a voyeur who simply loves to check out the latest properties online, Right Move is probably where you love to go first. Only Amazon, E-bay, You Tube, Google and Amazon are more popular than Right Move. There are two main reasons though why you should not and cannot advertise your property for sale privately on Right Move.

Firstly, all the property featured on the Right Move website must comply with the requirements of the Property Misdescriptions Act 1991 which makes it illegal for property developers and estate agents to make misleading claims. Secondly, Right Move does not allow vendors to advertise their properties for sale privately through Right Move. While many may consider this unfair there is a very good reason for the strict enforcement of this rule by Right Move.

Right Move, like Zevizo Properties, always advises its clients to appoint an estate agent as selling a property is such a serious undertaking. It’s probably the most expensive asset that any one person will own throughout their lifetime and getting it wrong could spell disaster to the point of financial and personal ruin.

Using experts for each part of the process provides a vendor with the best advice and, most importantly, legal protection throughout the course of the transaction.

If a person opts to sell privately, they will have to take on the responsibility for all the advertising and marketing, arranging all the viewings, appointing surveyors, liaising with the Council and other authorities who may be involved depending on the type of property and its location, negotiating the price, checking the chain, and progressing the sale through to final completion with solicitors and conveyancers.

Because of the high value of a property compared to other assets and the high degree of risk involved, websites dedicated to private sales are generally not that popular as there is usually not enough housing stock being sold in this way.

Because of this, such websites are generally only popular with other sellers, which means that this method of selling may sound attractive in theory as it represents potentially thousands of pounds that can be saved in the form of fees to estate agents but, in practice, it is not that common a method for selling a house in the UK.

A good estate agent is an expert who is worth their weight in gold (aka their fees) because they manage the process of buying and selling properties on behalf of their clients all day, every day. They will help to realise the best possible price, find the best buyer (not ‘potential’ buyers or buyers who end up messing you around), manage all the viewings, and provide step-by-step advise throughout the process to help reduce stress, facilitate the sale and smooth the process throughout.

How to find a good estate agent

At Zevizo Properties we know that it’s all very well saying, “find a GOOD estate agent” but it can be a different story actually identifying a good one, so we recommend:

1. Ask for referrals – friends, family, neighbours, work colleagues, who they used and how they found the service – was it average, good or outstanding in their opinion?

2. Look at “Sold” boards in the area – there’s no better recommendation than the fact an agent is achieving sales in your area!

3. Look at similar properties in your area that have been sold and find out who handled the sale – an estate agent who is experienced in knowing your type of property is probably going to be the one most likely to be able to realise the best price and have the best chance of securing a sale more quickly, as they are most likely to have a ready made database of prospective purchasers on their books looking to buy similar properties in your area.

4. Check the Terms and Conditions of Appointment before you sign with any estate agent and compare terms with other agents if you are having trouble tying to decide which one to instruct.

An estate agent’s work is designed to secure a sale at the best possible price to the best buyer quickly and smoothly – this makes them worth every penny of their fees (at the right price to start with, of course)…

Look at how the agent markets themselves. How do they present themselves online? Are you impressed? Like Zevizo Properties, we believe that presence, good branding, education, market knowledge and attention to detail are all good indicators of how good an estate agent is likely to be at helping you achieve the sale you desire. If an estate agent can ‘take their own medicine’ and market themselves effectively then there is every chance they are going to do the same for you.
